If you need any report printed and or mailed, (includes IHCDA) there will be an additional $10.00 charge added to the inital Inspection fee. We offer flat rate pricing, that way there are no surprises. Our pricing is based solely on the square footage of actual living space. Basements are included in all pricing. Please note that all Inspections must be paid prior to, or at time of Inspection. We require a 24 hour notification on any inspection cancellation. A $30.00 charge will be applied to the initial inspection fee for any returned check.

Add On Thermal Imaging Scan
We offer two types of Infrared scans that can be added to your home inspection for an additional fee. These additional services go well beyond the normal scope of a typical visual home inspection.
This includes a basic scan of the walls and ceilings looking for areas of air infiltration, insulation deficiencies and moisture intrusion.
Level II IR scan $199.00
This includes everything in the level I scan PLUS: IR scan of the electrical panel which can locate overheated, overloaded and undersized circuits. HVAC system scan which can locate overheated and overloaded equipment, dangerous flue leaks and compressor leakage. Scan of the accessible portion of the plumbing system which can locate unknown hidden leaks.
Infrared Thermal Imaging Survey
This is a stand alone service that includes an Infrared survey report of home and 32 point inspection which includes the following. Check for air leaks, moisture leaks, attic scan, proper insulation check, proper ventilation check, HVAC scan, Electrical panel scan, foundation check and more. Homeowners can realize energy savings of up to 25% by obtaining this service and following the report recommendations.

*Fee is for reinspection of items listed on original home inspection report that the seller has agreed to repair or replace. A seperate reinspection report will be emailed indicating if the items were corrected and if they are deemed satisfactory. This fee also applies to second trips made out to a property in which an item or items could not be inspected during the original inspection due to visibility or access conditions.
Mold Inspections and Testing
Includes Infrared scan, 2 air samples or tape lifts, inspectors report and recommendations, laboratory expanded fungal report with detailed spore analysis and lab fees. (48 hr. lab turnaround.)
